Selling with a tenant in place
Most retail buyers want an empty house they can tour and move into. We do not need that. When there is a lease, it generally stays in effect after the sale, and we take over as the landlord. Your tenant keeps their home, and you get to walk away.
If the tenant is month to month or the lease is ending, we can work with the timeline that makes sense for you and for them.
What we take off your plate
You should not have to manage a difficult conversation on top of selling.
- Talking with the tenant about the sale and what happens next
- Scheduling any visits around the tenant, with proper notice
- Handling the lease and security deposit transfer at closing
- Buying the house as-is, including any damage
If things with the tenant are not going well
We are not lawyers, and if you are in the middle of a dispute or an eviction you should talk to one. What we can do is give you a clear offer and a closing date so you know there is an end in sight. Many owners find that knowing the exit is set makes everything else easier.
There are no fees from us, no commissions, and no repairs. You pick the date.
