You do not have to fix anything
We are not a retail buyer who will ask for a repair list after inspection. We expect the house to need work, and our offer already accounts for it. You do not need estimates, permits, or a contractor.

How the offer works
We look at the house, talk with you about what you know, and estimate what it will take to bring it back. Then we make a written offer. We will walk you through how we got to the number so it does not feel like a mystery.
If a traditional listing would net you more and you have the time and money for repairs, we will tell you that. Our job is to give you a clear option, not to talk you out of the others.
Help beyond the offer
Houses that need a lot of work are often full, too. We can arrange the cleanout, help you plan your move, and walk you through every page of the paperwork before you sign. You pick the closing date.
