Common questions

How quickly can I sell?

It depends on you. Once you accept an offer, we close on the date you choose. Some sellers want a few weeks. Others need a couple of months to sort out family or a move. Title work usually sets the earliest possible date, and we will tell you what that looks like for your house.

Do I need to make repairs or clean the house?

No. We buy houses as they are, including the ones that need a lot of work. You do not need to fix, paint, or clean anything.

Do I have to clean anything out?

No. Take whatever you want to keep and leave the rest. We arrange the cleanout after closing, including donation pickups where it makes sense. If you need more time to go through things, tell us and we will plan around it.

Are there fees or commissions?

We do not charge commissions or fees. Your written offer spells out exactly what you will receive and who pays which closing costs, so there are no surprises at the closing table.

How do you decide on the offer?

We look at the location, the condition of the house, what similar homes have sold for, and what it will cost to repair. We will walk you through how we got to the number. If listing with an agent would clearly net you more and you have the time, we will tell you.

Do you buy the house yourselves or work with partners?

Both. Sometimes we purchase the house directly. Other times we work with a network of trusted investor partners who buy the property. We will always tell you which applies to your deal before you sign anything, and either way you work with us from start to finish.

What happens to my tenant?

We can buy the house with your tenant still living there. If there is a lease, it generally stays in effect and we take over as the landlord. We can also help with the conversation so you are not handling it alone.

Can you help if multiple family members inherited the house?

Yes, and it is one of the most common situations we see. We talk with each heir directly so everyone gets the same information. We can work alongside your probate attorney and ask the closing attorney about remote signing for family members who live out of state.

What if I change my mind?
